Roofs
Homes, multifamily communities, and commercial buildings can have a variety of different roofing systems. Types of roofing systems include:
- Asphalt shingles
- Concrete tiles
- EPDM membranes
The roofing system contains many components, such as framing, plywood decking, felt underlayment, sheet metal flashings, and exterior roofing material. Construction defects in roof systems can allow water into a building and cause damage to personal property in the home or building, and also to the framing members, ceilings, drywall, and paint by allowing water into the building.
Common roofing system construction defects:
- Roof shingles or tiles improperly lapped, nailed, or aligned
- Ripped, broken, or missing roof shingles or tiles
- Missing or inadequate roofing felt or underlayment
- Missing or improperly integrated edge metal
- Missing or inadequate sheet metal flashings
- Improper valley construction
- Improperly installed roof vents and other penetrations
- Lack of adequate slope for membrane roof systems
- Missing crickets
- Improper installation of roofing membrane systems
- Improper sizing or positioning of gutters and downspouts
- Lack of sufficient slope in gutters
- Lack of adequate insulation resulting in ice damming
